We require a two-night minimum for all dates of stay May through October �” and for holidays and weekends year-round. Special events and festivals (Jazz, Folk, Tennis Week, 4th of July) require a three-night minimum.

Due to the privacy of this suite, we are always happy to welcome children. They can make as much noise as they like, since there are no other guests! They will be delighted to find a nearby playground and family beach – as well as a large back yard perfect for running and playing. Typically, yours would be the only children. However, our grandchildren (ages 7, 4, and 1) will be visiting from late June to late August 2021. They have been posted to the Persian Gulf since 2019 and we have a surplus of hugs and kisses to lavish on them upon their return!

We are a small B&B and cancellations affect us greatly. ALL cancellations utilizing our merchant account will incur an 8% processing fee �” which is a 4% fee for processing the charge �” and a 4% fee for the reversal. After applying this processing fee, we follow the industry standard “moderate” cancellation policy which states: bookings cancelled at least 30 days before the start of stay will receive a 100% refund; bookings cancelled at least 14 days before the start of stay will receive a 50% refund; cancellations or changes less than 14 days prior to arrival are non-refundable. Beyond that, we will always attempt to rebook and provide (at least) a partial refund whenever possible. Reservations may not be resold or sub-let by the guest.

Please ask about our Pet Policy. Well-behaved dogs may be accommodated with prior arrangement. There is a nominal daily charge of $15.00 per pet (plus required taxes) for pre-approved pet guests. Pet fees are used for additional cleaning or for minor repairs. Remaining pet fees at the end of the year are donated to the Robert Potter Animal Rescue League. We provide a copy of the local dog ordinance for you – plus a copy of “Pawsome Newport” (a recap we wrote of pet-friendly places and activities in Newport). Typically yours would be the only pet on premises. However, our granddog and grandkitty will be visiting from late June to late August 2021.
