Our B&B provides guests with the modern amenities of home without compromising the Victorian feel. All 8 rooms feature flatscreen cable TVs and free wireless internet, private baths (most with a whirlpool tub), and individual climate controls. Located near the famed Bellevue Avenue in the fabled Mansion District of the city, Ivy Lodge boasts a convenient proximity to everything Newport has to offer, including attractions, restaurants, beaches, and more. A short stroll away from downtown Newport and the Cliff Walk, our B&B allows you to explore with ease and return to welcoming, familiar lodgings.

NO CHILDREN OVER THE AGE OF 1, OR UNDER THE AGE OF 6 ARE ACCEPTED. We reserve the right to inspect the room during your stay and bill you for any damages that incur during your time here. We expect parents to watch their children diligently for the consideration of our other guests.
Two or More Night Deposit Policy
A 50% deposit of the total room and taxes are due at the time of booking.
No Show Policy
For confirmed guests not arriving on the scheduled date and without prior notification, your deposit will be forfeited and if additional room nights were reserved, the room will be open for availability the following day.

Cancellation Policy
Should it be necessary to cancel a confirmed reservation more than 14 days prior to your arrival date, your deposit will be refunded less a 10% service fee. If you cancel 14 days or less from your arrival date, your deposit will be forfeited. For confirmed guests not arriving on the scheduled date and without prior notification, your deposit will be forfeited and if additional room nights were reserved, the room will be open for availability the following day. Guest leaving early will not be entitled to a refund for any part of their reservation.
Deposit Policy
How we process your reservation request: If you are staying for one night, we take the one night room rate plus taxes, R.I. State tax 7% and Lodging tax 6%, if you are staying two nights, we take the first night deposit plus tax, the remaining amount of your balance is due at the time of check-in. If you are staying three or more nights, we take half the amount of your stay as deposit plus taxes, the remaining amount is due at the time of check-in.
Late Arriving Guests and Inn Hours
The inn is staffed from 8:00 a.m. until 6:00 p.m. Guests who anticipate arriving after 6:00 p.m., should inform the reservation staff member at the time the reservation is made; We have a way to ensure that late arriving guests are able to gain access to the inn and find their guest bedroom. If you find that your arrival is after 6:00 PM, please call the Lodge. This consideration is greatly appreciated.
Dietary Requirements
If you have significant dietary restrictions (e.g., allergies, vegetarian/vegan preferences, etc.), please let us know as soon as possible so that we can accommodate your needs.
Non-Smoking Inn
The Ivy Lodge is a smoke-free inn, If it is deemed that a guests has smoked in their rooms or in any other interior space on the property, there will be assessed a odor removal fee (minimum fee of $250).
Pet Policy
We do not accept pets.
